Attention Britton Farms Homeowners:
As you know from prior BFHA meetings and emails, the BFHA Code of Regulations and Restrictive Covenants are long overdue to be updated. The current versions of these documents can be downloaded and viewed from the Downloads page.
The BFHA Executive Board is seeking member input as the Britton Farms Code of Regulations and Restrictive Covenants are updated over the coming months. The most up-to-date version of these proposed amended documents can be downloaded from the below links. By way of explanation regarding the “Compare” Versions: Red-crossed-out means original text deleted. Red-underlined means new text. Green-underlined and crossed out means original language moved to a different location in the document but not deleted. Green-underlined shows the new location in the document. Green-crossed out shows original spot in the document.

This review and comment period will culminate in a subdivision-wide vote of all 299 Britton Farms homeowners. Any modification or amendment to these Regulations shall be made only upon the affirmative vote of at least seventy-five (75%) of the members.
Britton Farms homeowners…as a reminder, per our restrictive covenants, “All mail boxes within the Subdivision shall be of a coordinated design and construction as determined by Grantor.”
Britton Farms mailboxes are to be a standard size, black with red flag, and black numbers. The color of the post is to be Sherwin Williams SW6089 Grounded in a flat formula.

Re: 4634 Strayer
The Board has directed me to provide the membership with notice of the planned use for the residence located at 4634 Strayer Drive (corner of Britton Farms Drive and Strayer Drive). This residence was recently purchased by Creative Housing to provide up to 4 adult special needs individuals with the opportunity to live on their own in a community of single family residences. The remodeling currently underway to make this happen has unfortunately sparked all kinds of speculation, rumors, and concerns due to the lack of any earlier communication with the Board by Creative Housing. To their defense, however, they are not required to serve us with any kind of notice in advance because this group of individuals are covered by the Fair Housing Act which prohibits housing discrimination on the basis of race, color, religion, sex, disability, familial status, or national origin. Its coverage includes private housing such as we have here in Britton Farms, and makes it unlawful for one to discriminate in any aspect of selling or renting housing or to deny a dwelling to a buyer or a renter because of the disability of that individual, or a group of individuals who intend to live in that residence.
The Board has further called for a Special Meeting of the HOA membership on Wednesday evening, August 3rd. This meeting will provide residents the opportunity to speak directly with Mr. Patrick Rafter, President of Creative Housing, to understand the non-profit organization he represents and the performance his organization has demonstrated with over 400 of these homes to date. He has also promised to bring along one or more of the parents who have children currently living in a Creative Housing property who will no doubt be able to articulate what these rental residences mean to the families of these individuals and the individuals themselves. Look for additional information to come as to the time and location of this informational meeting as soon as we have secured the location where it will be held.
It’s been awhile since this reminder went out to our members. Britton Farms residents are reminded that “frequent or habitual” dog barking is not only UN-neighborly, but also a violation of the Hilliard City Code.
The second paragraph in the code requires pet owners to “immediately” clean up after your dog when walking through the neighborhood.
Please be a responsible pet owner; it’s been said there’s no such thing as a bad dog–only a bad owner.
505.16 NUISANCE CONDITIONS PROHIBITED; BARKING.
(a) No person being the owner, keeper or person having control of a dog, cat or other domestic animal or fowl, shall permit or allow such animal to annoy or disturb one or more of the inhabitants of two or more separate residences of this Municipality by the frequent or habitual howling, yelping, barking or making of other such noises within the corporate limits. |
(b) No person being the owner, keeper or person having control of a dog, cat or other domestic animal or fowl shall permit such animal to dig or defecate on any public or private property in the City, other than the property of the owner or person in control of such animal, or allow any animal to damage any part of a lawn, tree, shrub, plant, building or other property, other than the property of the owner or person in control of such animal, by means of urination. The foregoing prohibition as to defecation shall not apply when the person in control of such animal immediately removes all feces deposited by it and disposes of the same in a sanitary manner. |
